Who these terms are with

We are not a brokerage

AMM Land Sales is not a licensed real estate brokerage and does not act as an agent for any party. We contract to purchase property for our own account, and may assign those contracts as described below. We do not represent you, we owe you no fiduciary duty, and nothing on this site is an agency relationship, a listing agreement, or legal, tax, or financial advice. If you want representation, engage a licensed agent. If you want legal or tax advice about a sale, engage a lawyer or an accountant.

Assignment of contracts

We may assign a purchase contract to a third party before closing. Where we intend to do so, that intention is disclosed in the purchase agreement itself. Some states impose specific disclosure requirements on assigned contracts, and we comply with the requirements of the state where the parcel sits.

Offers

Any figure we communicate before a signed purchase agreement is an expression of interest, not a binding commitment, and is contingent on what title work, records, and inspection reveal. Offers may be withdrawn or revised if the facts turn out to differ from what was represented or from what public records showed. Nothing binds either party until a written purchase agreement is signed by both.

Information you give us

You agree that information you submit about a parcel is accurate to the best of your knowledge, and that you are either an owner of the parcel or authorized to act for the owner. We rely on that in deciding whether to spend time researching it.

Information we publish

Guides, articles, and answers on this site are general information about how land transactions typically work. Land law, disclosure rules, tax timelines, and access requirements vary by state and by county, and they change. Nothing here is advice about your specific parcel, and you should not act on it without checking how it applies where your land is.

Site availability

We provide the site as it is. We do not promise it will be available without interruption or free of errors, and we are not liable for losses arising from your use of it, to the extent the law allows us to say so.

Governing law

These terms are governed by the laws of the State of Wyoming, without regard to its conflict of laws rules. Any transaction involving a specific parcel is separately governed by the law of the state where that parcel is located.
