What we are, stated plainly.

There is a lot of vagueness in this industry about who is actually buying and how they get paid. Here is our version, without the softening.

We deal with you directly

AMM Land Sales contracts to purchase vacant land for its own account. When we make you an offer, we are the party signing the agreement — not a broker looking for someone else to take it on, and not a lead service selling your details on. We may assign a purchase contract to a third party before closing, which is standard practice in land investing and is disclosed in every agreement we sign.

How we get paid

We buy land for less than it is worth, and the difference is our return. What happens after closing varies: some parcels we hold, some we improve and resell, and on some we assign the purchase contract to another buyer. There is no commission, no fee, and nothing deducted from your side at closing. This is why our offer sits below full retail market value, and why we would rather tell you that directly than let you discover it by comparing our number to a listing price later.

What we are not

We are not a licensed real estate brokerage. We do not represent you, we do not represent a seller against a buyer, and we owe you none of the fiduciary duties a licensed agent would. What we owe you is accuracy: an offer built on real research, with the reasoning available for inspection, and a plain answer when the answer is not what you were hoping for.

Every deal closes through a title company

We do not do handshake transfers, quitclaims arranged over the phone, or anything that leaves the chain of title ambiguous. Title is examined, liens and delinquent taxes are settled out of proceeds, and documents are recorded. That protects you as much as it protects us, and it is why our closings take two to four weeks rather than two days.

Where we operate

All fifty states, and every category of land — residential lots, agricultural ground, commercial and industrial parcels, recreational and hunting land, timberland, waterfront, and raw acreage. We do not restrict ourselves by region or parcel type, because the parcels other buyers avoid are usually the ones worth looking at carefully.
